Sprinkler Mishap at Local University

In mid-February , a sprinkler burst in a building on one of our local University campuses. SERVPRO was more than happy to help Cheyney University in Thornbury PA. There was standing water in the floor of the building when SERVPRO arrived on the scene. The sprinkler had dispensed water on the floors and the ceilings. When water damage is concerned, it is important to act relatively quick to ensure that the damage is contained. If the situation gets much worse, it can advance to more than just water damage. 

Typically, if the water is extracted, properly dried out and restored, the area affected should be alright. The area needs to be dried out within 48 hours. However, 24 hours is ideal. It takes mold 24 to 48 hours to begin growing in the ideal conditions. Sometimes, if not dried properly, mold will start growing but not visible just yet. When the water eventually dries, it will begin to show spots on the walls.

Luckily, in this case at our local university, SERVPRO acted quickly. SERVPRO knows the risks of water damage worsening and are always on the scene as soon as possible. Water can be corrosive to metal piping if it differs from a neutral pH, and impurities in the water can lead to scaling.

Scale is a build-up of minerals on the pipe surface. As minerals fall out of water, they attach to the pipe surface. The pipe opening becomes constricted. This constriction limits water flow and increases pressure loss.

Corrosion happens as charged ions in water attract ions from metal pipes’ surface. This can eat away parts of the metal surface, and lead to pieces flaking off. Corrosion deposits can settle in the sprinkler head outlets and limit how much water can be released.

What to do if a Pipe Bursts in your Business

The upcoming cold weather can cause serious issues for pipes in your building! Although cold temperature usually causes contraction, ice has greater volume than water. When water freezes inside a pipe it expands, and pressure within increases. The pressure eventually has to escape – and this causes the pipe to burst. Sometimes it is due to a weak joint, but pressure can also cause the side of a pipe wall to burst as well.

During extreme cold, you should turn on your faucets occasionally to allow a slow but steady stream of water to escape – only a trickle. This can prevent a pressure build up.

However, if you do in fact have a burst pipe in your building, immediately shut off the water main and call a plumber to locate the burst and repair the pipe.

  • Make sure you have fire protection equipment, such as an automatic sprinkler system, smoke detectors, and fire extinguishers on every floor. Employees should be familiar with their locations.
  • Have a fire plan! Make sure your employees know what to do if there is a fire. Make an evacuation plan that does not include elevators. Conduct fire drills at least once a year to keep employees prepared.
  • Always leave space around appliances that heat up – such as coffee machines and computers. They need the space to ventilate and cool down. If possible, unplug appliances at the end of the day to avoid an afterhours risk.
  • Regularly check power cords for fraying, broken connectors, or cracked insulation. Replace them if there is any damage.
  • Always keep a first aid kit available to employees in a familiar location.

There are many causes of commercial water damage and SERVPRO of West Chester is here to help you identify and prepare for them. 

Causes of Commercial Water Damage:

- Appliances and equipment. If your facility has equipment that utilizes water, leakage is an ever-present danger. Air conditioners, water heaters, or anything that uses tubes, pipes, gaskets, or filters to operate has the potential to leak. If that leak happens during off hours, you could be looking at major damage. The best thing to do is to regularly look over and maintain your equipment.

- Roofing. Make sure you’re checking your roof regularly. If you get a decent amount of water it means that your drainage isn’t working effectively. Keep in mind that every inch of water weighs in at around five pounds. Over time, this can cause incredible strain and lead to leaks.

- Pipes and drains. It is important to regularly check your pipes and drains, and make sure there aren’t any clogs or leaks. Also, during cold weather especially, you should be checking to make sure the pipes don’t freeze.
